General Questions
Rent-to-rent is a property management model where we lease your property on a long-term basis and guarantee a fixed rent every month. We manage the property as a House in Multiple Occupation (HMO), renting out individual rooms to tenants. In return, you enjoy hassle-free rental income without the stress of managing the property yourself.
In a traditional lease, you manage the property yourself or through a letting agent. With rent-to-rent, we take over full management, guaranteeing you rent and handling tenant sourcing, maintenance, and compliance. It’s a hands-off approach for the landlord.
Yes, rent-to-rent is fully legal in the UK as long as the appropriate agreements are in place and all HMO regulations are adhered to. We operate under legally binding contracts and ensure compliance with all property management and HMO licensing laws.
For Landlords
All types – but normally properties with a minimum of 2 bedrooms. They can be with or without a garden or parking and the property doesn’t have to be in good condition as we can complete a light refurb. If you’re unsure whether your property meets our requirements, contact us to find out more.
Once we have visited your property, within 24 hours we will make you a fair offer based on market conditions in your area. The price we agree to will be the price we pay you for the duration of the contract. If the property is vacant, we can sign contracts straight away and prepare the property for letting.
We will set up a monthly standing order direct to your bank account for the agreed rent. The transfer will be made on the same day every month for the duration of the contract.
Absolutely. We can take on multiple properties from you, provided they meet our criteria.
Yes we can. When you recommend a client, we will pay you a referral bonus of £250 per property that we take on.
Lots of landlords are put off by the idea of sharers in their property as they believe the house will suffer more wear and tear. This just isn’t true when letting to us. We only work with young professionals working full-time who are usually out of the property all day and some of the evening. Whereas one family with children will be at home much more. At the end of the contract, the property will be returned as it was received.
We only allow working professionals or mature/postgraduate students to rent the property and they are thoroughly vetted prior to moving in. We regularly inspect the property to make sure it is kept in great condition.
We will take care of minor maintenance issues; anything up to £200 per month. As the landlord, you will still be responsible for other repairs and safety checks, but we can arrange and manage everything for you. All you will have to do is confirm and pay. We will always provide a quote for larger maintenance work before proceeding. You are also more than welcome to use your own contacts for repairs if you prefer.
No. We will essentially be your tenants. We deal with all of our customers’ phones calls, emails, viewings, meetings and any other issues that arise. We do all the legwork for you, so you can relax.
We will cover the cost to get it fixed immediately and then we will charge our customer. You would only be responsible for normal landlord maintenance such as gas safety checks, PAT tests on electrical appliances and maintaining the hot water system. But as previously mentioned, we can arrange all of this for you. Our contract will state clearly our full responsibilities, along with yours.
That is our problem, not yours. We cover the cost and you will receive your full rent on time as normal.
Once we take over the tenancy at the property, if you don’t want to, you wouldn’t have to set foot in the house again until the end of our contract. Of course, if you wanted to inspect the property, that’s fine. We will pay you the agreed rent each month via standing order, and we will give you updates on inspections and any maintenance required, such as gas safety checks. We take all the hassle out of being a landlord, no tenant issues, no voids, no missing rents – just guaranteed rent every month and peace of mind.
For Estate Agents
By partnering with us, estate agents can offer their landlords a hassle-free, guaranteed rent solution. This adds value to your services, strengthens relationships with landlords, and allows you to earn additional commission on successful referrals.
You earn a commission for every landlord client you refer who signs a rent-to-rent agreement with us. The exact terms of the commission are agreed upon before we begin our partnership.
We typically look for properties that can be converted into high-quality HMOs. We provide a free property assessment to determine suitability
Once we sign a lease with the landlord, the agreement typically lasts between 3–5 years. As an estate agent, you benefit from a long-term partnership with us for future referrals.
No. We take full responsibility for managing the property, including tenant sourcing, maintenance, and legal compliance. You simply make the referral and earn your commission.
For Tenants
Yes we do. On application we will check your references with your employer and previous landlords or agencies. We will also do a credit check.
Yes, the deposit is equal to 6 weeks’ rent and it will be secured in a Government backed deposit protection scheme.
Once you are out of your initial grace period contract, all you need to do is give us one calendar months’ notice. We will advertise your room/property and give you a minimum of 24 hours’ notice that someone is coming to view your room/property.
We usually ask for a minimum of six months, which then rolls month-by-month after your initial fixed term. If you have a short contract term at work, we can arrange for a shorter contract length to suit you.
All bills are included. That’s gas, electricity, water, council tax, broadband and a TV licence.
None at all.
Rent is paid via standing order, set up to reach our account on the 1st of every month.
Contact us to arrange a viewing. Please be aware we must give our current tenants 24-hours’ notice, so we won’t be able to conduct a viewing on the same day you contact us.
Yes. We only put in the biggest fibre optic broadband packages available in our properties as we know how important internet access is to everyone.
Of course. But no more than two nights per week, unless it has been previously agreed with us. It is also always polite to let your housemates know in advance. How would you feel bumping into a stranger in your own house?
This will vary. Some have drives for multiple cars, some have street parking and some may have restricted parking hours. Our advertisement for each property will give specific details.
Yes. If you find someone to rent one of our rooms, once they have passed all the usual checks and moved in, we will pay you £50, even if you are no longer one of our tenants.
No, but all of our properties are non-smoking inside. You can of course smoke in the garden with the backdoor closed behind you. Please also ensure you use an ashtray for your cigarette butts and clear them up.
You will have one double bed frame and mattress, a mattress protector, a large wardrobe, a chest of drawers and a bedside table. Some rooms also have a desk and chair. All rooms have curtains and a lock.
All properties have the basic equipment including plates, bowls, cutlery, sharp knives, chopping boards, pots and pans, mugs and glasses and a kettle and toaster.
All properties have at least one washing machine, fridge and freezer.
In this situation we try to help you as much as possible. We will advertise the room for the day after you vacate and try to get someone to take over from you as soon as possible. You will be liable for rent until the day that someone takes over or the end date of your contract, whichever is soonest.
We do. But we depend on your cooperation on this. Please tell us as soon as you think there is an issue with anything in the house, no matter how big or small, and we will organise the repairs. If it is a structural problem or general wear and tear, the landlord will pay for it, but if someone has broken something, they will have to pay for it. We are always very fair and will listen to everyone’s explanation first.
No, I’m afraid this isn’t allowed. You need to be in full-time employment or be a mature/postgraduate student. We will ask for confirmation from your employer or university.
HMO Compliance
HMO properties must meet specific safety and health regulations, including fire safety, room sizes, and shared facilities standards. Additionally, many HMOs require a local authority license. We ensure that all our properties comply with these regulations.
Yes, we take full responsibility for obtaining and maintaining the necessary HMO licenses. We ensure that the property meets all legal requirements, from fire safety to occupancy limits.
We implement all required safety measures, including fire doors, fire alarms, emergency lighting, and regular safety inspections. Tenant safety is our priority, and we ensure the property complies with all regulations.
