How It Works?

With all the benefits from our service, we pay you a reduced rate. However, as you can see in the table below, you will still earn more at the end of each month. The high end service we offer attracts slightly higher rents. We collect the rent from our tenants, pay you, pay the utilities and our profit is the difference. We are creating a win-win solution.

We rent the property from you for 3-5 years and become your tenant. We then rent the rooms on individual Assured Shorthold Tenancy (AST) contracts and take care of everything for you.

As we are your tenant, you will only ever have to deal with us. We will pay you your guaranteed rent as soon as the property is ready to let. This could be from the day we sign the contract or as soon as any refurb is carried out, dependant on what work is required.

We understand the importance of selecting only the best-quality tenants for your property. Our customers are young professionals working full-time who are thoroughly vetted prior to moving in.

We are fully responsible for the tenants and will deal with the calls, emergencies and any other issues that arise.

We will carry out regular inspections and have fortnightly cleaners to maintain your property to a high standard.

We will take care of minor maintenance jobs for your property. We will obtain your permission before any work is carried out and keep you fully updated throughout the process. Alternatively, you can use your own tradesmen if you prefer.

We use Deposit Replacement Insurance as an alternative to a cash deposit. We pay the policy for you and it covers damage up to 6 weeks’ rental value and the last months’ rent.

We also take a 6 weeks’ security deposit from all of our customers which are secured in a Government backed deposit protection scheme. We use Deposit Protection Service (DPS). This money would be used if the tenant caused any damage to the property.

We will take care of any legal obligations and help you to comply with all current relevant legislation, ensuring everything is up to date and maintained. This includes Portable Appliances Testing (PAT) certification, furniture and fire regulations and smoke/ carbon monoxide detectors.

We can organise a gas safe inspection on your behalf and renew this annually, as well as ensuring there is an Electrical Inspection Condition Report (EICR) within the last 5 years. We will send the certificates to you.

As the owner of the property, you are responsible for buildings insurance. A residential insurance will not be adequate and you will require a buy-to-let policy or a specialist HMO policy.

We have public liability insurance and advise all of our customers to purchase their own contents insurance.

If you have a mortgage, you will require ‘Consent to let’. You will need to be on the correct mortgage product to allow us to multi-let your property. We will require you to sign a warranty in our contract to confirm that this is in place.

Before we take over the property, you may decide to obtain an inventory from an independent company. If you prefer, we can take care of this for you.

Should you decide to terminate the contract between us, we will require a minimum of 6 months’ notice. This is to allow us to ensure we can return the property to you in vacant possession, as our AST contracts with our customers are a minimum of 6 months.

If there is ever a time when a tenant is removed via the court process, we will take care of the whole procedure and update you as requested. This would not affect your monthly payments from us.

We understand the importance of exceptional customer service and we strive to provide 100% customer satisfaction. However, if you are not satisfied with any aspect of the service we offer, we will deal with your complaint efficiently. If you are unhappy with our response, you can raise your complaint with the Property Redress Scheme (PRS).

The monthly rent we pay you may be slightly lower than what high-street agents would pay, however, the benefits and guarantees we offer more than compensate for this, so your monthly profit is increased.

We become completely responsible for the management of your property and the risks involved, while you receive guaranteed rental payments for the duration of our contract. Our profit is the difference. A win-win relationship.

FAQ

All types – but normally properties with a minimum of 2 bedrooms. They can be with or without a garden or parking and the property doesn’t have to be in good condition as we can complete a light refurb. If you’re unsure whether your property meets our requirements, contact us to find out more.

Once we have visited your property, within 24 hours we will make you a fair offer based on market conditions in your area. The price we agree to will be the price we pay you for the duration of the contract. If the property is vacant, we can sign contracts straight away and prepare the property for letting.

Not necessarily. We take on fully furnished, part-furnished and completely unfurnished properties. If you have previously rented to undergraduate students, the furniture may not be the type we normally use and would ask you to remove it. Our customers are professionals and postgraduate students who expect a higher standard of living than most undergraduate students. This would be reflected in the offer we make you.

That is our problem, not yours. We cover the cost and you will receive your full rent on time as normal.
